What the estimate is based on
The calculation compares your property against others in the same area, both sold and currently marketed, adjusted for the characteristics you enter: built area, plot size, number of bedrooms, condition and orientation. The more accurately you describe the property, the narrower and more useful the resulting range.
An automated estimate cannot account for the factors that often decide the final figure: the condition of the building itself, the state of the community’s finances, a terrace that faces the wrong way, or paperwork that is not in order. Treat the result as a starting point rather than an answer.
What this is not
It is not a tasación. A formal appraisal for mortgage purposes must be issued by a valuation company registered with the Banco de España and follows a regulated methodology. A lender will not accept an online estimate in its place.
It is also separate from the valor de referencia published by the Catastro, which acts as the minimum taxable base for transfer tax and inheritance tax. That figure is set administratively and can sit above or below what a property would actually achieve on the open market.
Where the estimate is most reliable
An estimate is only as good as the comparable data behind it. In dense markets — the coastal municipalities, the provincial capitals, the larger urbanizaciones — there are enough recent transactions to produce a narrow and genuinely useful range. In inland villages, or for properties without obvious comparables such as a cortijo on a large plot or a building part-way through a renovation, the range widens, sometimes considerably. A wide range is itself useful information: it means the property needs a human look rather than an automated one.
