Licensing and compliance, handled
Letting a home to tourists in Andalusia is not automatic, and the rules have been tightening. Before you commit to anything, we go through where your property actually stands.
Municipal planning compatibility. Whether your town hall allows tourist letting at your address. Councils can restrict new licences by zone or by building, so it is the first thing we check.
Your community of owners. Since April 2025, starting a new tourist letting in a building under propiedad horizontal needs the community’s express prior approval by a reinforced majority. Activity already being carried out lawfully before that date is treated differently. We help you establish which case yours is.
VUT registration. Registration as a Vivienda de Uso Turístico — the term that replaced VFT in Andalusia — with the Registro de Turismo de Andalucía, by declaración responsable, before the property is advertised. We prepare and file it.
Guest data reporting. Traveller details submitted to the national system for every stay, as required of tourist accommodation.
Clear invoicing. Every expense documented in your name, ready for your own tax adviser.
